Field Insurance
Hey guys, trying to get all the details sorted regarding starting an outdoor dedicated airsoft field.
Since I've looked into this for a very long time I know that Insurance is extremely important for having a legit airsoft business. Just wanted to know if you guys know of any insurance companies in Ontario that insure fields. I have found only one so far "Holman Insurance Brokers" that insures paintball fields. If any of you guys have any knowledge of field liability insurance I would appreciate it. Also if you know of average costs related to insurance that would be helpful as well. Thanks! Additional Details: Looking at vacant land 40-100 acres Private Field for first year or 2 Other than a parking lot, staging & safe areas and the potential porto potty or outhouse there wouldn't be any buildings or structures in the first few years of operation. Food & Bev would be limited to BBQ, or snacks (even though I'm sure I would need a license for that as well)

holman is one of the few games in town.. even another broker is probably going to place the policy with the same company Holman is
My facility is insured through Holman

thanks for thread links. Would end up owning the land so It would cut the operating costs down huge. I've done landscaping before so I would do most of it myself. Sand bags is a good option for structures, but yep I've priced out plywood, wood etc. My main battle is getting insurance and the land approved for commercial zoning.

I know insurance is a huge variable depending on alot of factors
$5,000 - $10,000 a year for insurance is what I think it will approx be. Just sent an email to Holman.

The brokers I've spoken to Ontario were able to generate a new "Airsoft" Policy which uses the same properties taken from the current existing Paintball policies. When setting it up they are going to ask you specific questions such as, how many individuals will be on the land at any given period for coverage, eye wear, face protection, projectiles, parking of individuals vehicles, etc.
Price depends on a LOT of variables, it can scale quite a bit. Where it's located, what it is zoned as, how much liability coverage you take out. There are no month to month rates available that I know of, so you need to purchase it as an "annual" policy (At least from my experience, this may depend on the company providing the insurance) 1 Million liability is like the bare minimum. My recommendation is to get the best recommended coverage possible to make sure you're protected. Just start phoning up some brokers and fish around for quotes, they are competitive with each other, its definitely worth doing the research on each offer. Hope that helps! |

the land im looking at now is zoned "residential". 55 acres for $99k. Also have sent an email to the township regarding commercial licensing. I'm sure I can swing a private field at the very least. I also have an eye on 100 acres zoned recreational for $59k (although it does not seem to have any potential for building permits since it is on a unopened road allowance).

I have looked around a very very SMALL amount. If its a play structure like the 1 or 2 room, 1 level houses for field play. You do not need a permit. Things like small sheds depending on size for storage you dont need a permit. Add a tent or some meshed area as safe zone and you could potentially get around most your building permit needs.
Again just from my limited looking, I'd look into detail with the township a little more about that. |

no foundation equals no permit in most places also the size can be a factor depending on the municipality but any "shed" type structure on cinder blocks should be permit free start pouring concrete floors and such then youll likely need a permit

Insurance
It is true, i am aware of only one insurance company currently doing this in Ontario. A decent broker will hook you up with them. If you do not own the land it will cost more and you will require special liability insurance. Discuss with the owner general terms of liability. Currently i do not get anything under $2,000,000 liability, and some games i have had as much as 5,000,000.
